The time of year has some impact, but much more important is the real estate market in general. Right now is a great time to buy because real estate has pretty much bottomed out and will only go up from here. It is a horrible time to sell because it is very likely that you will not get as much out of it as you should. Also, banks aren't too keen on giving loans at the moment which doesn't help anything because it narrows the numbers of possible buyers.

Where I live (Wisconsin) the best time is in spring and summer. People in the fall are looking for no disruptions in the education of their children. Winter is slow because people do not want to trudge through the snow and ice to find a home. Also sellers do not like the idea of buyers bringing snow and salt on their shoes into the house during a showing.

Right now it's a buyers market, since it's fall and almost no one moves in the fall.

Summer is best, cos people go on vacation and are off from school, etc.

But right now the market is downhill for sellers and will be for another year or so. You will most likely lose money if you sell now.

I would imagine that the Spring is the best time just about everywhere.
