What is something that "sends up a red flag"?

When something sounds too good to be true. When they start talking about how much money you can make with real estate, for example, you know those info-mercials that come on tv late at night?
Why on earth would anyone who was making that kind of money even bother to sell so called "secrets" when they are already kazillionaires.
I'm leary of anything that is out of the "norm" that doesn't fit into the accepted way of life.

1) When his mother is supposedly calling him after midnight.
2) When he gives your number out to his creditors and they call you more than he does.
3) When he wants to "borrow" things/money from you.
4) When he has to continually leave unexpectedly because ANOTHER family member is deathly ill in a hospital somewhere and only he can help them.
5) When he tells you that he can't come over because he is at the vet because his female roommate's diabetic dog (that he was suppose to be taking care of while she is out of town) has gone into a diabetic coma (because he forgot to give it the insulin shot).
