The person that these words are coming from is a friend to the person they are talking about. I will just give each person a name to make this easier. Person writing/talking/singing (Ken/Sue) and other person (Ken/Sue) is referring to (Jen/Sam)
From the 1st line and down: scenic view (Ken/Sue likes seeing Jen/Sam), tried so hard to be (Ken/Sue is sad to see Jen/Sam trying to be something they are not), full of dreams & wishes that don't come true (Ken/Sue knows the dreams & wishes that Jen/Sam wants in a realationship & life), read you like a book (Ken /Sue knows Jen/Sam very well, also knows about all the let downs, disappointments, the pictures remind Ken/Sue of the relationship that did not workout/come true).
Chorus: Jen/Sam wants to have a relationship with Ken/Sue.
Jen/Sam will be everything for Ken/Sue, making them laugh, make them so happy with new memories to wash away the ones from the past that made Ken/Sue sad. Jen/Sam wants to be with Ken/Sue forever knowing that they would be if Ken/Sue will just give Jen/Sam a chance instead of just friends. Jen/Sam knows that all of Ken/Sue's wishes & dreams will come true when they are together.
Believe what your eyes cannot see (Jen/Sam knows that Ken/Sue doesn't even know that Jen/Sam is in love with them). Waiting to show you (Jen/Sam wishes so badly for Ken/Sue to notice that if they are together then all the wishes & dreams would come true for Ken/Sue and they would have the love they had been wanting instead of all the let downs and didappointments. Knows you very well and the reminders that make you sad. Know they can make you happy and forget about all the hurt in the past. Knows that they are right in front of Ken/Sue and that Ken/Sue does not see that all the dreams they wish for could be theirs. Jen/Sam is waiting for Ken/Sue to notice so they can show it.
Jen/Sam is saying I love you, want to be with you, love the person you are, not who you try to be. Feels bad when you get hurt because she/he knows what you need or want in a relationship.

In a friendship, the guy wants her, but the girl wants more. She has her hopes and wishes of perfection in her life, but the guy knows that perfection can't exist, wishes don't come true, and he's really the only dream that can ever come true for her.

Reading someone like a book would mean that you just don't have any problems analyzing what you're looking at, and he knows that his friend is going to be a sad story, and knows what's going to happen if she tries to become a dreamer forever.

Interpretation in my opinion is not necessary here, as the lines say directly the meaning. Someone has been disappointed with life and the person who is singing the song is in love with that person and has sympathy for all the sorrow he/she has had in the past and is promising true love.

something and or somebody on the unfastened that in simple terms would be, ya understand, somewhat screwy. in certainty i like this verse; each and every little thing is cut back and dry Day and night, earth and sky by some ability I in simple terms don't think it great music each and every of an identical.

(Stellar Kart rocks!) It sounds like the person they're "watching" was hurt in a relationship, and they're offering to comfort them, saying that they won't hurt them like they were hurt before, and they will love them unlike the other.

probably some guy or girl in love with their best friend, but never lets it show. they watch the friend fall in and out of love etc... waiting for them to realize who really loves them?
