They will be all over you. You will find that you have many different options and can vary your costs extremely due to the quality and type of appliances, carpet, heating and air conditioning etc.
Remember that resale of modular homes is sometimes difficult and return on your investment is not always sure.

Modular home prices vary just like any construction. I was looking into modular duplexes for some investment property and the quotes I am getting back are about the same as sight built. I live in a modular that I had built about a year and half ago for about $65 a square foot. Now the quotes I have gotten back are over $110 a square foot With modular you need a crane to put the pieces together as opposed to rollers for a manufactured home. The crane is another $$$ you have to consider.. The sender spoke about resale issues which is true of manufactured homes which are the modern name for trailers. Modular homes have gained in popularity and have gone up in cost over the last year.

From my experience banks and insurance look at modular and sight built the same.

If you are planning a modular check out your local area, not all areas may not be the same as far as financing and resale.
