what are the permit i need to get? and things i need to do please someone help me.

First off.. you need a design.. a set of blueprints. An architect can help with this process.

Now... where to put the home? Do you have a piece of land, or city lot? If not, then a real estate agent would be the person to contact.

Once you have the plans and land for the home, then a contractor can help you out. A local contractor will know which permits you will need, and when to get them. If you intend to contract the home yourself (manage and supervise the construction process), then you will need to check with your city or county government for permits, and setting up inspections. Utility companies will also need to be contacted to have services installed, and to determine what you need to have done to meet their requirements and connections.

When looking for professional services (architect, contractor, etc) you should not only check their references, but also check with your state home builder's association, and the local chamber of commerce. Do not simply call a number someone has on the side of their truck, hehehe....

You can purchase complete house designs and save some money on the architect. Another consideration is pre-fabricated house.

Either way, you will have to employ a general contractor to orchestrate the construction. You want to get a copy of his license and insurance before he starts. This is a standard practice and if he resists, beware.

Once you have hired the contractor, it is his responsibility to obtain the proper permits. However, as they are starting to work, a confirmation call to your local building department to verify the permit is a good idea.

Do not allow yourself to get caught up in the "we'll save money if we don't get a permit" scam. That permit pays for inspections to verify the work is done correctly and completely. It is also common to withhold the final 10% of the job until the general contractor produces documentation that all of his sub-contractors have been paid in full and he turns over the copy of the building permit with the inspector's signature in the "Final Inspection" block.

A little bit of hassle now, can save you a ton of aggravation later.
