It sounds like someone is getting a divorce and looking to split up the equity. The only reliable way to determine a value in the past is to have an appraisal done on the basis of 2004 values. Spending the $200-300 to have it done is well worth it.

In 2004 it is likely that your property was worth more than it is today. We are in a big market correction and likely will be for a while since we are all but in an "official" recession. You will likely have to lower your price to compete with others in your area.

If you just want a rough estimate (and I mean rough) go to http://www.zillow.com and look at the history of your home, it will show you. It's actually pretty accurate for past values because it goes on previous sales.
