Recently I noticed that there are cheap properties in Texas with good cash flow? Is there any reason why I should not buy there at this time?

1st reason - u don't have cash?
2nd u don't live in TX
3rd reason u don't have ready cash reserves.
any of those valid to u?
TX properties are lower price cause TX has plenty of land to expand on.

We don't want you here. lol The housing market is going down the tubes here as well as the rest of the country. I would wait another year and it will be a huge buyers market. Buy then, and it doesn't have to be in my state, but you probably wont be able to get a big return from your investment until the economy is out of this slump even if you bought the property now.

Feel free to buy, but ONLY after you have verified the supposed 'cash flow' involved. Any real estate investment should be carefully analyyzed to determine what sort of cash situation one would realize from said investment.
