I want to buy a house. I was offered a two bedroom house for a reasonable price in one of those new subdivisions (near Pasadena, TX). If I have to sell it in the future how hard would it be to sell it? Houses in those new subdivisions are usually 3 bedrooms.

I'm resident in the UK, if you check out the question I've asked earlier today, you will see the trouble i'm having!! If you can get a 3 bedroom for a little more than a 2 bedroom, do that, the 3 bedroomed properties are being snapped up where I live, the 2 bedroomed ones are not in demand. Sure it's the same in most countries, could be completely wrong though as you are in the USA I think???

It is EASIER to sell a three bedroom home ... than it is to sell a two bedroom home.

Most Buyers .... (even Single People) want that 3rd bedroom.
(People want a guess-room AND a den/office.)

Families actually want 3-4 Bedrooms. Thus, with ONLY 2 bedrooms .... you are certainly starting out at a disadvantage
when it comes to re-sale. Add in the fact that (you say that)
houses in these subdivisions usually have 3 Bedrooms.

Then I would say that (from a re-sale) perspective ....(AGAIN) you would be (starting out) at a disadvantage.

I am NOT saying that the 2 Bedroom will NOT sell AT all. I am
just saying that it will DEFINITELY be harder to sell ... and it
will most likely take longer.

Have a Realtor do a Market Analysis of the recent sale prices of 2-Bedrooms (in the area) .... That "should" confirm
that you are (indeed) getting the house at a "reasonable"
price.

I recently remodeled a 2 bedroom house, and was originally going to add an extension for a master bedroom and turn one of the existing bedrooms into a dining room. That would have increased my square footage from 1150 to 1650, but the configuration would still have been a 2-bedroom house.

I talked with an appraiser about this idea and she said that going from a 2 bedroom configuration to 3 bedroom (actually 2 bedroom plus a den that can be converted to a 3rd bedroom) - with the same square footage - would add $50,000 to the value of the house. She said that this is so, because people with families want to have enough bedrooms for them and their kids, and then a spare bedroom for guests, as an office, whatever.

Now, if you're buying a house that is 2 bedrooms instead of 3, you will be paying less for it initially. And, it will sell for less, accordingly. So, the question would be: is a 2-bedroom home suitable for you or do you think you'll really wish you had gotten a 3 bedroom home eventually. Then purchase accordingly.

Yeah stick with 3 bedrooms. The housing market sucks everywhere. You will want to buy something that when you want to sell it, you can appeal to as many buyers as possible. Most people want 3 bedrooms, a garage or a basement or both. Stick with that. It may cost you a little bit more, but you'll get more back when you sell it.
