Go to court house records and learn how to write up deeds. All you will need is a purchase contract, a deed, and good and valueable consideration. Make sure you have the seller write you a thank you letter for buying the home. That way when they find out how much money you are making they wont say you took advantage of their situration. But its really much eazier than you think, just learn how to write up those deeds. And always use a contract and like I said having them write a thank you letter for purchasing the home is a good safe gaurd.
