My house is residential / industrial does the industrial zoning make it worth more? I am by two major interstates and a major highway. Have great access to them. Reside in California.

If I were you I would contact a real estate agent and explain to them where you live and how you're zoned and see what they say. They might know how popular your area is for commercial. Because you're zoned both ways, it might be more of advantage being commerical than residential if you have more businesses than houses in your neighborhood.

I think it may but it depends upon who wants the land and for what purpose. If the house were in just a residential area it would be worth the value of the house but in an industrial/residential area it may be worth more if an industry wants to locate there for some reason - the access to the interstates and the major highway. It ultimately boils down to what someone wants to pay for it.

Generally, it would be worth more only if you sell to someone who is going to use it for an industrial purpose.

If someone buys it with the intention of living in it - then it would not be worth more.
