With all of these problems, maybe you should go to the city's building inspector and ask him/her to inspect the home to determine the habitability. If it's not habitable, you can break your lease.
Now if you're just whining that he's not doing everything that you want him to do (in Colorado, it's your responsibility as a tenant to shovel the snow and clean your own crap out of the front yard), and you're not paying your rent on time, START PAYING. You'll be amazed at the attitude adjustment that comes over the landlord when he starts getting the money he's owed so he can pay his mortgage.
You should probably finish paying up to date and then move out, since it doesn't seem that you can get along with him anyway. If you don't get caught up, he can end up ruining your credit, and that will haunt you for a long time. Also, you should take a look at your lease, as it probably states what your responsibilities are as a tenant, including if you're supposed to be fixing appliances if you break them.
Last thing, if you tell him to stop harassing you and your mother about your unpaid bills, by law, he must stop harassing you. This doesn't mean that he will not begin eviction proceedings, though, so be on the lookout for a sheriff's deputy to show up at your door with eviction paperwork.

well there should be a county/city codes depart that you can call and make a complaint to. they will come out and inspect the house and if it is as bad as you say then they will cite him and he will have to bring things into compliance. Also i would have the mice and or roaches terminated and take that off what you owe him. there is a process for eviction and he cant just kick you. did you sign a lease? most of the time these arent really binding and he doesnt sound like the type to have an airtight lease that you would have to pay if you left...so if i were you i would try the codes department and if that doesnt work leave....the worst that can happen is he files a civil suit in court and he gets a judgement against you...its not like he can really enforce that and it ends up costing him time and money.

Ok, I undersand your situation, but keep two things in mind:
1. Even if he doesn't fix things, you can't withhold the rent.
2. If you are behind in the rent, he is threatening to evict you every day because he CAN. If you are not current with your rent, he will always have grounds for eviction.
If you have rodents and bugs, that is a health hazard. Call code enforcement and they will come and do an inspection and send him a citation and give him so many days to correct it or he can face heavy fine.
DO NOT give him any money unless it's either by check or he gives you a RECEIPT ON THE SPOT.
Remember if you call someone to "shut him down" that essentially evicts you...so make sure you have a place to go.

Read Lease & Agreement forms, check it out from the local library. It should reveal the laws as they lay out in your state. If you were current in your rent BEFORE the problem happened when he failed to repair and maintain, you would have a legal case for not paying rent. You pay rent with stipulation that the unit gets repaired. If you are not current in your rent because you're in debt and can't afford it, you may not be in the clear. Find another place that charges lower rent.

It sounds as though you may have some legitimate complaints, but so does your landlord. You're not in much of a position to complain to authorities if you're not paying your rents as agreed. Remember, renting a house is a two-way agreement. If you expect the landlord to maintain HIS end of the bargain, you must do so as well.

You have some issues to resolve. Can you get a Justice of the Peace to mediate a meeting between you?
There are two issues: Unpaid rent, and your grievances which are lack of repairs and infestations of roaches.
Will the landlord resolve the repairs, etc if the rent is paid?
Will he stop verbally abusing you?
If so, you could try to resolve the issue, If not, find somewhere else.

The spiders are in all risk waking up from the long winter. happens in my domicile additionally. They conceal in crevices overwinter and then come out whilst issues get heat lower back. in basic terms call the owner and tell them you have a spider infestation and you like him to have somebody come out and spray.
