having trouble selling my home, i live in the houston area...any advice?

I dont want to use a realtor.

everyone is having a hard time selling their homes dear . It is the economy and you probably wont sell untill early spring when the market is supposed to pop back . also you could try a realtor they seem to be able to sell houses when you cant . good luck to you .

Houston is a very tough market right now. Best thing for you is to make sur ethat you ahve the best price on your home as compared to the other homes in the neighborhood, and have your home in the best condition - including all repairs done and it must be CLEAN!

Though I hate to say it, you need to offer a commission to an agent who brings a buyer who can close on the home. Think of it this way, Realtors may have an average of 2 or 3 buyers that they're working with. This means that, if you're exlcuding the Realtors, you're excluding many, many buyers. A lot of buyers want someone to represent their interests and protect them while buying a home.

The real estate market for existing homes in every city is very poor. The best way to sell a house now a days is to price it right. Make sure it is in perfect condition and appealing to buyers when they see it. Check the price that the comparable homes in the neighborhood that have sold for. Remember you are competing with new construction where the buyer gets to pick exactly what they want. Builders are offering discounts and extras thrown in just to entice buyers. If you don't have to sell your house immediately, I would suggest holding on to it. The market is expected to finally bottom out in late 2008 and pick up after that. By 2010 it should be back to where it previously had been or better.

Get over it and get a realtor is my best advise. I know you may not want to do that and it seems like a good chunk of money to part with at the end of the sale but you will have better luck if you do. They can help you advertise, point out things to do (paint, clean, move some clutter to storage, etc), and network with buyers agents to get the place shown. And many people don't even consider FSBO places because to many they seem shady. I think it really would help to get a realtor in. And even with that, the market isn't great now and with holidays on the way even fewer people want to get into a move. Good luck.

Feng Shui. Have a consultation done or at least read up on it and see what/where shar chi (bad energy) is in the house that you can fix. No kidding. Feng Shui seriously works. Just try it and see what happens.

Sell it at an auction with a set minimum sales price. You will find out how many people are interested in it at that point....
