Where I live, the rental market is quite tight and I would like to make sure my application has the best chance. Does anyone know how an agent or landlord selects a tenant when there are dozens of applicants who could all be equally suitable?

They normally do reference checks, ring employers, previous agencies, etc.

Have all these details on paper in a current reference type format to hand in to agency when filing out papers.

Most property owners and property managers have a minimum profile that prospective tenants must meet. In general the first application that meets the profile is accepted.

They just verify all the info you put on your app, and they review it with the homeowner. First Impression always counts.
