I am going to build a new house in Kerala, India.

Your question is not very detailed and it is difficult to know what you expect.
Wherever you build your home, you should know that what you are building serves you to protect yourself from influences coming from the outside like rain or cold and it keeps animals and unwanted people away. Don't forget that your home is 'your castle' so a strong door is necessary. The walls you build are separating you from the outside world: the sky and the sun, nature and the horizon, so take care to have space around your home that you can go out and connect whenever you feel like.
Know that your home is temporary...

Look for a reputiable builder. Talk to several and really read the fine print/detail of your contract BEFORE signing. If you need to get a lawyer to go over your contract. My sister-in-law and her husband were about to build a home w/ a well known builder in the area HOWEVER< when they started asking questions the builder cancelled the contract. They were asking about building/appliance/fixture allowances. Which is a HUGE deal. Basically, the contract stated that if the fixtures that were chosen by the buyers/homeowners were NOT available that something similar could be "exchanged" or substituted w/o the homeowners knowledge. So, if the said homeowner chose top of the line granite for the countertops and it wasn't available the builder could put in something else... Thus keeping the "extra" money the granite cost. So, really read the contract and ask many, many questions. Get everything in writing and if the builder/contracter won't do that then don't go with that particular builder.. Also, talk to other people in the subdivision and see what they like/dislike about their own homes.. Ask about maintance fees/cost etc... For example at the subdivision that my sis/bro in law were looking there was a $100 monthly maintance fee.. What did that include? There wasn't a rec center or party room it was just to maintain the "grounds" tree lawns and landscaping of the area.. Multiply that by 100+ homes and that's a pretty good chunk of change to mow the lawn ! So, just ask questions lots of questions... Good luck
