Write a great story with lots of suspense and information that lets the readers learn new things (e.g., The Da Vinci Code). Then aggressively market it. But this won't be a guarantee.

You won't know until it hits the bookstores. Nobody knows what will make a bestseller, not even the publishers. Writing about what is trendy won't guarantee that your story is a bestseller, either. By the time your book gets published and actually shipped out, those trends aren't so hot anymore.
The best thing to do? Write for yourself. Write whatever keeps you planted in the chair, spinning out stories. This is where it starts. Good luck!

You can't be sure. If you could be sure, what would stop every author from writing a best seller.
Most you can do is write what you love and what you know or can speak with authority about. If you love your book, the next think you need to do is try to get an agent (and then a publishing house) to love it.
And then press press press. Advertise your book on your own as well as with the help of your publishing company. Make yourself a website with an active blog, do local tv and radio interviews (do wider spread ones too if you can)
In the end, it's a mix between a good book and good press.
Or try to get your book on Oprah. that always works.

If we knew the answer to that question, we'd all be bestselling authors. Only way to find out is to write it and see.

The only way is if you've already written a best seller. Otherwise, you're lucky just to get published. Nothing personal; I don't know you or how you write, but I have worked in publishing, and that's a tough world.
