You have to ask, if you're building this for YOU or to sell?

What will the person buying your home want? Chances are the average person, unless the house is filled with customs and will impress the millionaire, you're going to be wasting your money.

It might. It might not. If the people buying the house want a vault then it might. If the people wanting to buy the house have kids they are afraid might get themselves trapped in the vault then probably not.

Swimming pools are another example of this. A lot of people put them in expecting them to increase the value of the house. Sometimes, the swimming pool turns off buyers who do not want the upkeep or are afraid for their kids or are afraid of liability issues. This reduces the number of buyers which equals a reduction in demand which can reduce the price of the house.

If you really want to know for sure, find a practicing home appraiser and ask that person.

If it increases what someone is willing to pay for your home, yes.

Will it increase your assessed value? Check your local laws.
