The property has to be in Southern California and the specific expenses I am looking for are taxes, special assessments, insurance, utilities, on-site mgmt, professional mgmt, pool, landscaping, repairs & maintenance, reserves, and misc. How can this be figured if you don't have any of the figures? You don't even know how many units there are on the property. How could you possibly know what the special assessments will be? You need square footage of units to figure that out. What do you know about upkeep on a pool? How large is the pool? Who takes care of it? Subbed out or on site staff?
Are you supposed to make all this up in your head and present it that way? You don't ask questions like this of other people. I would find this question very challenging and love to figure it out. And yes, I have many property management certifications and I am a Realtor also.
Let me give you a hint from what I get out of your question. Please don't give up your day job. How do you think you are going to take the state board?

This is not a question which can be reasonably answered. The class assignment means that YOU are to find a representative property as a subject, and then calculate appropriate costs based upon the nature of the property.
Since no two properties are alike, the answers to your questions depend on the property selected.
