Ive recently broken lease to move to another city,however im aware i have to pay rent until they find someone to move in.Ive heard someone else say they dont have to pay the rent until there old lease expires even though they broke lease and that they could pay it in a lump sum.They would like to me to pay it weekley which is quite hard as ild be paying 2 lots of rent.
Does anyone know about breaking lease laws? ive looked everywhere and cant seem to solve the question!

Quite often the requirements are a matter of agreement between the tenant and the landlord.

Legally, if you have a fixed term lease, you are required to pay the rent to the end of the contracted term.

However, most landlords are fair and will discount the time if they require the properties for repair or redevelopment.
The other time is when the landlord arranges a replacement tenant because it is illegal to claim two rents for the one property.
Quite often a departing tenant will arrange a replacement and see if the landlord agrees - this saves paying rent immediately

The landlord has a right to expect the rent as it becomes due.



It is the landlord that can sue for one lump sum once he either finds a replacement or the lease ends.

It depends which state you are in. In NSW you have to pay the advertising costs and the rent until new tenants have been found and the lease signed. Department of Fair Trading site may help.

Post on craigslist that you have a place that you need to sub-lease out. I really don't know how else to help you. Read your contract.
