She stated in the lease that I need to notify her via certified mail if I wanted to renew the lease, but this job offer came as the renewal came up. The letter to her was mailed 30 days before the lease end date.

If you renewed your lease, you cannot legally break it due to your job being 50 miles away.

You can attempt to negotiate a lease termination with the landlord. You will have to pay rent until a replacement tenant is found, as well as any advertising costs and any fees per your lease.

You always need to notify a landlord about your intentions to vacate a property. If you have a long term lease, you will have to attempt to negotiate termination of the lease. The landlord is under the obligation only to attempt to re-rent the unit, but you are responsible for the rent until it is satisfactorily re-rented.

If you are month-to-month, you are required to provide thirty days notice (dated from any rent due date) in order to vacate without penalty.

WHERE you take a job has not one whit to do with termination of a rental agreement.

This arrangement has nothing to do with your job it's about renewal of your lease.

If you sent her a letter renewing your lease then you may be obligated to the terms of the lease. Check your contract then discuss the current situation with your landlord to see how you can break it.

Doesn't sound like you would have to send a letter 30 days in advance. I would just send out a letter anyways, just to let her know. Just in case.... better safe than sorry.
