Id like to start by saying i took a chance in getting out of a dead end job and got a loan to go to school out of area...found a good job in a small town that i have now been working about 2 yrs... but now is about to end... my boss is becoming really two faced and is seemingly trying to make me quit..i accumulated some bad credit along the way within these 2 years.. i have lived in an apartment these 2 yrs and each year the rent has increased very noticably... i also have a big dog that i pay alot extra... i want to move and buy a cheap home or rent to own a home with more space and a yard... i will also have to get a new job ... on top of that my car died and is not repairable... im not sure what to do??? please help and give me some ideas or personal experiences to reassure me ...no marketing yourself please... i appreciate your help!

First off, you should not be buying a home without having a good steady job. So for now, just put that out of your mind for a while.

Right now, you need to focus on the basics.

Secure a new job first.
Then look for a cheaper place to live and move there.
Then go and look for a good inexpensive used car and see if the dealer will provide financing.

After you've done the above, start living beneath your means and start paying off debt and saving the rest. The real estate market will probably be stagnant for the next year, so home prices probably won't be going up much or any. Maybe after a year, possibly two, you will be in a much better position. Your credit rating should go up quite a bit as you've paid down debt and paid it on time, and maybe you'll have a small down payment you can make on a home.

When you are ready to look for the home, find a good mortgage broker to find you either a local or state first time homebuyer's program. One of those helped me get into my home.

Good luck. You've got a tough road to travel, but if you are diligent, you can make it all work.

You aren't anywhere near being ready to buy a home. But you might be able to find a house to rent that has a yard, or at least finding a cheaper apartment. Then work on finding another job, finishing school, and getting your debts paid off - THEN you can look for a house.
