If you contact a few mortgage companies in your area, they will usually set you up with foreclosure notification. I get weekly updates that include the address, the balance and the auction date. Also, it is public record, my city post them at the court house.

Rather then look for foreclosures, look for properties with people problems. People that must sell because they lost their job, getting divorce, whatever. Get a realtor that can help you find those. Then come in and lowball them.

Yes all states or choos one good luck. You must follow their rules exactly or lose the auction! Read everything! or call a HUD REALTOR.
