This should be in your textbook, but here is a nutshell.

Water and land heat at different rates. At the same time they cool at different rates as well. In the colder months the water is still warm, as such it warms the surrounding land a bit. In the warmer months the land heats faster, the warm air over the land rises and cooler air from the water takes it place dropping the temp of the land a bit. Sort of like a buffer zone.

WATER RELEASES HEAT GENERATED BY THE SUNS RAYS MORE SLOWLY THAN LAND DOES THEREFORE THE WATER TENDS TO HELP KEEP THE TEMPERATURE OF ADJOINING LAND WARMER.
