I entered a lease with an apartment, and I can maybe-just-barely fulfill the contract, which would eat up the rest of my savings. I want out. Does being unemployed affect my terms of lease in South Carolina?

It doesn't affect your lease. You still need to pay. Try talking with your landlord. It is possible that your landlord would be willing to let you out of the lease. It is cheaper than having to evict you.

As already pointed out, refer to the lease. A lease is a contract and therefore binding. Usually leases are set up by the landlord so they lean in favor of the landlord and his/her protection (in future keep this in mind and negotiate lease clauses before you sign so you have more wiggle room).

Meanwhile, it may be worth an honest conversation with the landlord. State your position and ask if you could find someone to "sublease" your apartment. If so, he may be willing to let you out "free and clear", but make sure the person who subleases assumes all remaining terms (they may have to sign an amendment to the original lease). You don't want the landlord coming back to you of there is an issue.

Yes, you gotta pay the rent first, everything else comes after or you will be homeless and still owe the money due in the contract !
