Its ok not to use the inspector. But it really saves you a lot of money and they are worth what you pay them. I had a friend with the same problem. Now she is worrying about the fleas that were left in the living room!

You said it, not me. I inspected homes in our area. I wouldn't have touched some of them with a ten foot pole. I could tell some were given a good wash job, a nice paint job.
I told one Realtor that "you can give an old barn a new coat of pain and make it look good" He almost hit me. It was in front of the buyers.
I told them, the bath faucets were on backward, one didn't work, of all the sockets in the living room and dining room, only one worked. Out of the two ceiling fans, none worked.
The electrical box was falling out of the house and inadequate. Both water bibs to the outside of the house didn't work. The dishwasher didn't work. The house had a very nice coat of pain so, all was not lost.
The Realtor told me to get out, the new buyers walked out behind me. I wavered my fee and felt good about it.

The home inspector is there as an independent third party for your safety and satisfaction. If you forego that, I guess I would be assuming that you were the "home inspector." If you're not happy with the inspection job who do you have to blame?

that can happen when it is not fully inspected before purchase. i would not say you are stupid just made a mistake. i would make a list of all the problems you are currently experiencing and the ones that need immediate attention get someone to give you a quote. you made the mistake but that's ok. you found out now and hopefully you can get everything in your house fixed.

You could do it but it would be rather foolish. When you make such an expensive purchase you want to get as much help as you can. Home inspection is worth the few dollars it costs. The seller is responsible for anything that was not disclosed at the time of purchase. Complain to your Realtor.

I wouldn't say stupid, but inattentive fits. I inspect a place thoroughly before buying, but I know what to look for. Even a place in fairly good shape will cost you more at the hardware store than at the mortgage holder for the first few months.

Even when you do use an inspector, you should ask around about who is good. If you use someone referred by your real estate agent or mortgage broker they may feel obligated to "rubber stamp" the deal. You want someone independent that will give you honest opinions.

Without sounding bad, yes you were stupid to not have it inspected. You will have no recourse now. If you don't use an inspector it's buyer beware.

Yup your screwed.
Unless its someting major the the previous owners knew about than your suck fixing it your self. If its someting big that they didnt disclose (hopefully you got a disclosure on all the defect in the house) then you can sue them and be exactly where you were before you bought the house.
