What do you do if there is a problem in your apartment and you talk to the landlord and nothing gets done... where would be the next place to go? we had some neighbors upstairs that let the water in the tub run over and it came down in our apartment well now the place upstairs is vacant and we have another leak. it is actually making a bubble in the wall full of water and our floor is soaking wet...someone please help i am a 1st time renter. thank you for your help

talk to you landlord. Or just tell him if not fix i move somewhere else.

Tell the landlord you will call the city safety inspectors in if the problem is not fixed. You have the right to live in a safe and sanitary condition. A water leak is both unsafe and unsanitary(mold and mildew). They "HAVE" to fix the problem or put you in a unit that is safe at no cost to you. If they don't at least come and look at it and give you a plan in 24 hrs., call the cities Health and Human services dept. and they will send someone out at no cost to you usually.

There's not much you can do about it really. You can find out who owns the place and contact them, sometimes this works if the landlord is negligent.
Take pictures and make notes with dates and times. Make sure he knows, take a friend along that doesn't live there.
Send a certified letter to him and one to the owner along with a note saying the owner has been contacted.

You might start looking for another place to rent, if they're related, good friends, or his job is very secure, you might find you self in a very bad position. I would start looking.

I was an apt manager for 12 years. In most cases you should fill out a written request for repair. If they don't repair in a reasonable time then you can repair and deduct from your rent.
Since this appears to be a repair in the unit above you I would talk to the manager. If that gets you nowhere then call the management company and ask for the property supervisor. I'm sure the supervisor will get the repair taken quickly since the unit can't be rented until it's repaired.

Depending on the city and state, you might have rights if code enforcement says the property is unlivable. Traditionally, the primary right a renter has is to move and that often costs any deposit.

u need to notify the correspondent authorities which i don't know the name right now but u need to show them proof that you have contacted the landlord about this issue and nothing has been done so they will let u move out or make them do the job or even sue them

It all depends on your state laws... But there are various things you can do.

1)fix it yourself and bill the landlord
2)sue in small claims
3)call the city inspectors, have him inspect the place, and fine him...Landlord will sure fix it.

Be careful on what you choose, they can still evict you if they find the right excuse.

Make sure the landlord isn't the owner, and then you can ask them to speak with their boss, who will be the person that owns the complex. If they are the complex owner themselves then I don't know, keep bugging them about it till something gets done?

Tell the landlord that he is failing the statutory warranty of habitability, and if he doesn't fix it, you're outta there. This is adequate cause to break a lease.
