Now, I really only want friendship with him; he is not quite my type.
However, if we are both gay, I think it would be cool to know, and talk to each other about common experiences and stuff.

How do I go about asking him if he is gay in such a way that:
a) I don't offend him
b) he does not try to initiate anything that I don't want

And rather unrelated:
I answered a question: what are you looking for in a man?
I said what I am looking for in a man.
Why did I get a thumbs down? How could my answer be wrong if i honestly answered the question? Weird thumbing going on in this site!

We live in the same house, so it could get awkward and I don't want it to.

He makes macho talk with my other housemates, about sex with women, but I know it is just talk. He told me that himself. However, he did not go on to say that he is not intersted in women...

I already asked him if he has a girlfriend, (on Tuesday) and he gave a very firm, NO! so that route is expended.

Tread lightly when it comes to your tenant. If he is not gay, he may be able to press charges on you for harassment if you come across as flirty.
I'm gay, and I'm a believer in gaydar, but it doesn't always work right.
At work, I have this boss who I was SURE was straight. One day while we were working together, he said, "So, what clubs do you go to?" I said a local gay bar, no clubs. He said, "Oh, I've been there, but the guys there are mostly older. I like twinks, myself, so I go to......." And I was like, "What? Your gay? No, no way, are you?"
And, yes, he's gay, and we are good friends now, we check out the workers at work, we talk about our boyfriends, our social lives. He's still in the closet at work and I'm working on having him come out. He's afraid they may fire him for being gay (yes, in Pennsylvania, you can be fired for being gay). But I'm very open at work and everyone loves me for it.

Ask questions....What clubs do you go to? How do you feel having a gay landlord? My boyfriend and I used to go to a certain club, store, etc. See how he reacts. See what he says. If he avoids admitting being gay, LEAVE IT ALONE.

Casually ask him if he has any partners, or if he has had any partners, and then if you still get nowhere, discuss about maybe some of your ex partners, and then if he realises your gay and you think he might try and make a move tell him how "your not really into relationships at the moment" or tell him your dream guy (which will be opposite to him) :)

You could casually mention that you are going to a local gay club by name. See how he reacts. If he mentions that he likes the place too then say "oh so you are family, cool!"

You could bring up casually that you and your ex-boyfriend had a fight or whatever... u know something to bring up that you're gay, and see what he says.
