If you have a job, you can always apply for a loan. I was a single mom and the first thing I did when I graduated school was buy a house. I was able to get an FHA loan for 100% of the price of the house. I know with the recent crunch, it may be more difficult to get a loan, but if you have good credit, a job, and maybe even a little money to put down (3% is a good start) then you shouldn't have a problem. Steer clear of ARMs and don't consider a subprime lender. Talk to a larger mortgage company or even your bank. If they can't lend to you now, get some specific advice from them regarding your situation so you can apply successfully in the future. I currently have several rental properties and it all started with the first loan! Good Luck!

The housing assistance programs which you may be considering generally do not apply to home ownership, but to rentals of accommodations for living space. There may be various municipal programs offered to encourage purchases in specific areas, but those are not statewide.
