Most of upstate NY has reasonable real estate prices and median home prices look very affordable, but in general it is a tale of two markets. There are older 'downtown' areas that have good sized and very inexpensive housing (drive down average and median prices) that are not very desirable. Then there are newer homes that are energy efficient (a need in upstate NY) that are pricey.
The real problem with upstate NY is REAL ESTATE TAXES!!! They average 3% of the value of the house EVERY YEAR and are closer to (or even over ) 4% if you live in an incorporated village. You will pay $3000 - $4000 in real estate taxes per year for each $100,000 of house. PER YEAR!! It is awful. Be very careful of that when looking at places in Upstate!
