My wife & I just bought our first home. We have been living in a Mobile Home I own out right and live in a nice park. I just put out a sign to sell the trailer before we move into our new home next month.

My problem is the owner of the park called me this morning and told me I better sell my trailer that I own to someone who is 55 or older.

Can he tell me who I can sell something I own to? It really just pissed me off. I'm 30 and their are people younger then me in the park.

You own the home but not the property. You can sell the home to anyone you want, however if the buyer is not accepted by the park then they would have to move the mobile.

A park can change over to a senior park. Anyone in the park prior to the conversion is grandfathered in (pun slightly intended). However once they sell that ends.

If there is a clause in your lease for the pad that restricts your right to assign the lease, then he certainly can refuse to consent. You can sell the home to anyone, but unless they obtain the right to keep it in the park, they will need to move the Mobile Home. That's why it's called "mobile."

Depending on the rules of the park yes, they may have that right. otherwise, when you sell it the park can evict the purchaser and YOU can be sued for non-disclosure.

You can sell the trailer to whomever you want, however the park owner can rent the spot to whomever they want.
