My sister has a website to sell deer stands and she also offers freebee websites and sells other things. She brings in about $5,000 a year. She was offered $100. Should she take it?

no way! I would never make a website for only $100. but it also depends on how many hours she is putting in and how many pages. if she has to set up a payment system for credit cards or any other type of database. The best thing to do would be to charge hourly unless she knows exactly how long it's going to take then have a base price and charge hourly for updates. I usually charge give or take depending on the design and work, $100 per page then $25 per hour for updates. animations, photography, graphics and logos are priced separately. We need more info on what she plans on doing. if this is gonna be a one-page thing with just info on the business and contact info and some pics of product then $100 -$150 should be okay and hourly prices for updates

A site that makes $5000/year to be sold for only $100? That is way too low, that it seems like downright insulting and it makes no sense -- unless you just want to get rid of the site for this bargain basement price.

One of the formulas used in calculating the selling price of a website is 10 times of its net profit. So $5,000 x 10 = $50,000. But there are a lot of factors that can also affect the price -- how valuable is the domain name, how well established it is in terms of search engine ranking and links, has the site developed a brand, etc.

But mostly, the price of the website is what the buyer is willing to pay for it. But not $100. Selling it for its one year income equivalent may be a better option.
