Written contracts. Family deals are usually the best path to court later. Anyone who is unwilling to sign a contract is probably not going to honor a verbal agreement later.

same way you'ld deal w/people you don't know, don't expect
favortism, pay asking price, but if you're the one selling to
them, it's up to you if you want to offer them a better deal.
