im lookig into buying a lot to have a house built, what exactly is it when the listing say it has/not been perced

"perc" is an abbreviation for percolation test. It's a test performed to see if soil is absorbent enough to support a septic tank. (How much water is absorbed per 24 hours.) If a property doesn't pass a perc test, you would likely have problems getting a permit to build a house that needed a septic tank.

The first respondent is right on the money. As further guidance, once you find a lot which you would like to buy, and it has not been tested for soil percolation, simply write your offer to purchase with the specific contingency that it must qualify properly for soil percolation, or your offer is null and void. A percolation test can be performed after your offer to purchase is accepted for $500 or less, depending on locale.
