Whats the difference between Poly and Varnish when putting on hardwood floors? Which should I use?

Poly is harder finish and will last longer. They actually have a water based Polyurethane now....it doesn't smell as bad and dries to a hard waterproof finish.

Polyurethane is the hardest and most recommended by wood floor manufactures. Varnish can be poly or not.
Use min-wax polyurethane, and ventilate well.
Apply coating as needed, remember to make sure the surface is very clean and smooth. Anything there will be amplifies by the finish. Specially dirt.
If you are sanding first use several grits to a very smooth , like from 80 to 120 even 200 if you use chemicals, make sure that the product works well on your particular floor before you do a big area.

A friend of mine used Marine Spar Varnish to finish their hardwood floors over 20 years ago. The finish still looks like new after being mopped weekly all these years. There is no wear on the finish at all.

Marine Spar Varnish is designed for use on boat hulls, so it can really take a beating.

Spar varnish (also called marine varnish) is high quality, waterproof, and sunlight-resistant varnish named for its use on ship or boat spars and other woodwork where a glossy finish is desired. Alkyd-modified tung oil and phenolic resins are often used. Better grades of spar varnish have substantially higher amounts of uv-absorbers added.

I used the new water based poly on my floors, it's harder to put on but I liked it. Stay away from Marine Varnish, it's for boats.

You want to use GOOD QUALITY floor stain and polyurethane. (Dura Seal is probably the best and most consistant). Make sure to screen between coats of poly to avoid those pesky little bubbles. 2-3 coats of poly is normal

By the way, there are a few manufacturers who now make finishes with aluminum oxide. They must be professionally applied, but they are very rugged. See "Basiccoatings.com", for an example of the breed. I used a similar product a few years back and it has really held up.

It's hard to find "real" varnish. Everybody uses Polyurethane. It's actually a plastic.............
