A Good Chimey sweep charges buy the length of the chimney an the amount of work required. If you have a standard two story house with a regular doble wall chimney, it's going to run any where from $125-$300 depending on the cleaner.
I would suggest that you call around, they all do the same work so it wouldn't hurt to see which is the cheapest.
And the answer is yes, if you have a wood burning stove a chimney sweep is someone that you should have come yearly, this will reduce the chances of a chimney fire.

The electric fireplace wasn't being "used" in the sense of heating but, only for a decoration.
Don't hire a "chimney sweep" to check out your chimney for replacements, he's nothing more then a cleaner. You want a responsible contractor that knows what he's doing. Someone that knows brick, liners and how to replace them.
It's better to pay the price now, then later . Get what you pay for.

The local chimney sweep had a newspaper coupon for a $50.00 cleaning. I watched what he did and went to Menards and bought a steel chimney brush and fiberglass pole sections for about $35. Now I do it myself and -- a much better job too.

Worth the money to avoid potential fire hazard. You had a crappy realtor as they should have warned you about it BEFORE you bought your condo. Seller should have paid for it.
