I have been told that you dont have to fully demolish and can keep a proportion standing and still class it as new build from a VAT reclamation perspective?

For it to be a new build, the building has to be 100% new construction. However, this does not include the foundations. You can use the current foundation as that is not part of the building. The building sits on the foundation which is there to prevent the building from movement, susidence etc. Therefore, you have to demolish the main structure and start again. If your design is different to the layout of the current foundation, you may have to add extra foundations to suit the design of the new structure.

If the building is not demolished completely then it's just being re-modeled.
