Depends on your location, and lots of other factors, how long the contract is for, and howe much you need the work.

try to get an idea what your competitors would work on by phoning them up and posing as a customer ?

work out how long you think it would take and how many people you need , then work out a reasonable price per hour, then add a your profit, then add say 10-20 percent contingency fee to cover anything going wrong.

find out who serviced their building before. If the building owner thought they paid too much to their prior service, then lower your bid (make it lower than the last company they hired). If the building owner was looking for detailed cleaning work or more work done within the time provided, or whatever, then if you want the job "you" need to provide that.
