I'd like to build my own simple1500sq ft rambler style house, doing most of the construction myself, but hiring sub contractors for the foundation, and plumbing. Anyone know about how much it would cost?

With all due respect to anyone; the costs I see are near accurate. Certainly you need to include land cost; permit costs; and obviously finishing touches such as what has been suggested.

With all due respect to YOU in particular; it will also depend on your skill level; materials used; access to them; and "Waste"

Obviously with the housing market over blown by at least 300 % a 1500 sq. ft. house costing 250K includes land and "touches" to build the house MIGHT cost you 150K; but you can get in it for less. Not many of my peers would want to spend $100 per sq. ft. to build what they were going to sell.

I think you should assume the high side; and feel OK about it; then hopefully feel better when you still have money left as the last nail is driven.

You can figure on about $95.oo to $125.oo per square foot!

You are building the home yourself, so you need to draw up a PLAN!! I'm not talking of the blueprints. I'm talking of a building plan, according to your budget! Once you decide on your floor plan, stick to that plan. do not add any rooms. if the finished ceiling height is 8 ft., stick to this height. Your kitchen and bathroom(s) can eat your budget like it was a bowl of popcorn at a party!! do not go fancier or add fixtures, once you decide the design. Flooring can also get out of control, if you don't be careful!

List your finishes, hardware, taps, toilets, sinks, everything like that. get a model number and price, then stay with those items listed. Do not add to it.

Once you write out your plan, and stick to it as much as possible, you will come in on or below budget!

With all the rising costs of supplies, weather yours or a sub contractors ~ Figure that it will cost at minimum $100.00 per square foot.
1500 ft home =$1500.00
If you go high end ~ as in, granite counter tops, marble fireplaces,lighting (electrical) etc. the price of course goes up. Work your budgeting w/priorities...

I have built all my own homes and it never cost me anywhere near the price the other posters are saying. If you truely do the work yourself, it is about half the cost of hiring a builder to do it for you.
