I have medical reason why I'm not at my old job anymore but my credit score is only 613.

My employment is not unstable. The assignment I'm working for intends to hire me. Also, I am married and have been for 21 yrs. My husband has a very stable job history and the pay is great. But do to medical issues from the past his credit is only a detriment to obtaining a loan. I have the sustainable income to qualify on my own but am concerned about the lack of longevity on my cuurent job.

If your current job is not term constricted then an FHA loan is a possibility.

Question: Why would you want to take on the debt with employment unstable?

You need to go to a mortgage broker. If anyone can get you a mortgage, they can, but be careful of the fine print as you don't want to get into a teaser rate that you will regret later.

Why now? Homes probably will drop in price in the next few months, and the Fed may lower interest rates. Better to wait.
