They used to live next door but moved out-of-state and gave no address, only phone number. They have family that picks up checks and cuts the lawn but we don't have their numbers OR addresses... I would think that we would be within our rights to have either an address for them or a phone number for the in-town family for prompt payment and reporting of problems...

I would agree. Tell them you have a repair issue and that you want the number so you can tell them before you pay the rent.

Yes you should have both a telephone number and mailing address. The phone number can be out of state, you would call the landlord and he would then handle whatever problems you have. But I would want a mailing adress because sometimes it is necessary to give the landlord something in writting, such as notice to vacate or needed repairs. To cover yourself you should always send all written correspondence via US post office return receipt requested.

In virtually all states, the landlord must provide an address for you to send the rent to and to send various notifications to. Personally when someone comes to collect the rent, I would refuse to give them anything. Demand the mailing address for the rent. If they don't provide one, send it to the previous address and print "Address Correction Requested" under the return address. If they put in a forwarding address with the Post Office, you'll get a postcard in a few days with the forwarding address on it. If they didn't, your rent check will be returned to you. Keep it UNOPENED as proof of your attempt to pay the rent in case they try to evict you. (Make sure that you keep track of these checks and don't spend the money from your account that will pile up, as you eventually WILL be paying the rent!) You'll be surprised how quickly the landlord comes through with the address for you!

Try a reverse phone lookup.

What is their #?

The family that picks up the checks and cuts the lawn, see if you can get their address from them.

And you SHOULD have the people that picks up your checks and cuts the lawn numbers too.

Not necessarily. You need to have a phone number for any landlord tenant issues or emergencies and an address to mail your rent to. It doesnt have to be the landlords address. If he has a management company then you would deal directly with them.

If you have a problem you need someone to call but since you have a phone number you should be fine.

The designated family who handles rent would be the first contact. It would my guess to ask them, where your contract states this information as you need it updated.
