The leafs are turning brown and yellow. I have removed the ones that are too far gone. It has new growth coming in, but how can I keep the new growth healthy? Is putting mayonnaise on the leafs once a month a good idea? I had a friend who did this and hers was beautiful.

drainage. I'm guessing maybe the alumninum decoration is still around the bottom, or it is planted in a pot without drainage holes. Too much sun can burn the leaves too, but there is not usually enough sun in the house to do that.
Fix the drainage problem and then if put it in the sink and let the water run at a soft stream on it for about an hour to "leach out" the gunk or salts, or both from the soil.
Do not put mayonaisse on plant leaves. It clogs their pores. If you must increase the shininess of the leaves, use a comercially-available Leaf Shine. But I would not even really recommend that as being really good for the plant.
