Ok, well this started months ago, when husband and I moved into this house. 1, We had a 25-30 gallon flood that occured from turning on our dishwasher, that had a broken line in behind the wall. 2, Our ceiling fan leaked every time it rained, and so did several other parts of the roof. 3, rodents in the attic. 4, The power was in their name for the first month and now they think they can vharge us for the balance when we tried to have it put in our names we could not it was in theirs(rental co.) 5, ac unit was 37 years old, and caused HUGE power bills, after we DID get it in our name we were billed for a 20 day eriod and the bill was $520.00, then 6 days in to the new billing cycle we called and found out that we used 1600 killowatts in 6 days!, We had to turn the ac unti off for three weeks for them to fix it. 6,termites they refuse to treat. 7, mold. 8, ac pipes down in attic. There is sooooo much more but do not have the charectors left to explain it all. I need help NOW!!!!!

2, Our ceiling fan leaked every time it rained, and so did several other parts of the roof. - This the landlord should fix. I'll address how at the bottom.

3, rodents in the attic. - Same as 2

4, The power was in their name for the first month and now they think they can vharge us for the balance when we tried to have it put in our names we could not it was in theirs(rental co.) - I'm not sure what you are asking here. You have to pay for the power that was used starting from your move in date. They can charge you the amount after that date.

If the unit runs and puts out cold air there is not alot you can do.

7, mold. - Depends on where and what the mold is. This may simply be something you have to clean

There is sooooo much more but do not have the charectors left to explain it all. I need help NOW!!!!!

For the things the landlord needs to fix, you need to complain about them in writing. Write a letter documenting the issues. Keep it business like and professional sounding. There is no place for emotion here. Find out what the state law says your remidies are if the issues are not resolved. Inform the landlord that you will take those actions if the issues are not resolved.

That depends... are you currently under a signed lease? If you have a lease until a specific date, you do not have to sign a new lease/contract until the first one has been fulfilled. Secondly, did he give a notice in writing about not paying rent or just by word of mouth? Hopefully you have a current lease and a receipt for your deposit (or it could be listed in the lease)- your landlord would have to abide by the terms of your contract. Your best bet is to contact a lawyer to make sure you are protected. Take a copy of the lease and any other documents when you go. If you do not have a current lease, you aren't as protected. Either way, it sounds like your landlord is trying to scam you guys. Good luck.

We jsut ad 4 and 5 at our place.

We wre just slow on the utilities, the landlord sent us the bill, we paid it, and then changed it.

It is so routine to change the name at the utilities that I am almost disbeliveing the rest of your letter.

If the AC works, and you don't like the way it works, then don't use it. Buy a window unit or whatever. At least you got yours fixed - I am not looking forward to next summer!

As for the rest, the house may not meet your state's minimal standards for habitaility - especially the mold and rodents.

Why are you even bothering to stay?

You really should have looked into this place better before you moved into it. It didn't just start doing this the day you moved in, did you guys not take a tour of the place? You can see places on ceilings where the roof has leaked, you should have asked to see the attic as well.

call youre local housing council, town hall or city hall

we have special neighborhood offices we call in our city that take care of these issues, i know im a landlord

they will issue a workorder to the landlord, probably give him at most 3 days to fix the safety/health issues the some more time for the rest of the stuff

of course thats here in New York, who knows what they do in youre part of the country

I thought my landlord was bad, my place sucks and about to fall down but i have no where to go. You need to call Fair Housing and let them know what is going on, send a letter to your landlord and send it certified mail so you can prove that they got it and take their butts to court and move out if you can.Good luck to you and i hope you win.

Get out of there is at all possible! Even if you have to forfeit your deposit or pay a fee. It would be worth it.

Doesn't your city have landlord laws regarding what is habitable and what is not? If so, go to the city and report it.
