Is there any legal way to NOT pay this?

I would be suprised if this were perfectly legal. It is probably in an agreement that you signed back when you got into the condo. I have never heard of any law that limits the size of late fees and stuff that is set forth in contracts.

Yes - their administrative costs for handing payments made outside their normal procedures are probably at least $20 - maybe the rest is punishment to make sure everyone stays in line - they could also require payment in advance with adjustments up or down at year end.

Some require monthly payments and can include it with the mortgage payment via the escrow company.

Late fees: when they are late or is there a grace period and the fine for being late is defined in your lease and limited by state and local law.
Read your lease to see if you have been unfairly charged.

they can only charge you for whats in the written contract you have - but technically yes they can assess a fee for late payments

what does the condo contract say? - probably fine print in there somewhere
