You can delay eviction, but if the landlord files for eviction with the courts, a paper trail is established. The more hassle you put up, the more likely it will be noticed when your next landlord does a screening and denies you. The laws were written to make it easier for deadbeat tenants to get away without paying money that they owe, but in the end, they're still losers. And your next apartment will probably not be as nice as the one you currently live in.

in the uk : no u dnt have to leve at the end ofthe month he has to give u a nosp which is a notice of seeking possession and even then he cant just chuck u out coz he has to take u to court to get possession and if u have paid all ur rent on time and u havent cused any prolems then he has no leg to stand on and a court will not award possession, if he tries forcing u out then just stand ur ground coz he be the one breaking the law and he would loose big time, go see ur local housing department and they will explain everything to u. i can assure u that the only way he can get u out is with a court order and it can take upto 6 months to get a court date he has to give u notice of at least 1 month and it has to be written notice. as long as u do everything by the book on ur side u will win. good luck

Many evictions boil down to the issues . . .
Are you running loud stereos at night ?
Or is this just because he has some family to move in ?
If it's obnoxious behavior , and you can't grow up , leave .
If he has family to move in , they should wait until you have finished your tenancy .

read your lease. If it says the lease can be terminated with 30 day notice, then the landlord just gave you notice.

If your a decent civil person you will get out. However if your a scumbag puke there are several things you can do to delay eviction. In New York they are covered in the "Real Property Laws".
