I gave my landlord a list with 4 problems with my house over 2 months ago. I had a leak, mold on the walls and carpet, and my bathroom fan and oven fan were out. In the 2 months the only thing that has been fixed is the oven fan and the leak. My wife has been sick with headaches and sinus problems that we think are because of the mold. I dont know how to approach this because i do not have a lease, but i did pay for 5 months rent up front in aug. So i am paid up untill january. Hope someone can help.

My first question would be "why rent without a lease?" The lease does several things, including protecting both the rights of the owner and the rights of the renter.

Without a lease, unless the owner is in violation of health and safety laws, you may not have a leg to stand on.

In some states, you have rights under an oral (or parole) lease, but good luck trying to enforce it without a witness, and the time and money to pursue the owner.

My advice; Use this time to find another place to live. Maybe the reason you don't have a lease is because your landlord is less than "above board".

Good luck in your search.

Landlords must maintain the place in a safe & habiltable manner .
If you have written him about the mold , and he is NOT taking care of it ( this will be major and possibly you would have to move while it is being remedied ).
Then you should consult your local housing authority .

But mold is major and often can not be removed while occupants are present .
( The fastest solution where you would only move for a few days is an ozone generator treatment . )
This does require tenting the building though and may be rather expensive ( beyond your landlords means ) .

As mold can be toxic , you should not have paid 5 months in advance and it may be advisable for you to move for health reasons .
Start looking for other places to be by Jan .

That's the up and down about leases....I'd just be looking for a new pad and invest in sinus meds til then. Landlords who don't do leases usually are not such hot landlords, but the do stay out of your business....cuz they don't want you asking them for a thing.
I have the same kind....but the rent help me out and I can save to move some place else when my son is done with high school.
That mold is hell on your sinuses.....I've dealt with it before.

You can call the health department to have them inspect your home for the mold and hopefully get that fixed if your landlord is being uncooperative.

Contact your landlord and find out if he is willing to let you fix them and in return the landlord should compensate you for future rent money.

Bug him and hastle him. It's not a guarantee that he will be right out, but it remind him. I say call him at least once a day. If he gives you a day he will be out like lets say next week. Call him every day saying "just checking if we are still on for next week". You are not being a jerk for being forcefull to fix his place up. You paid him, he should give you a habitable place. I wish you luck.
