Evidently it was enough to get a manufacturing charge.Being that I own the property , should i be worried about some kind of charges on me? i had no knowledge of this and havent even been there im 8 months.

Depending on the state, there may be charges available to the State but knowledge of the improper use would be an element of the offense.

Since defendants sometimes lie to make themselves look less responsible, it is possible that your relatives might give a different version of your role in the matter. It is unlikely that you will be charged without something besides the word of your relatives , but, as always, you might want to discuss this matter with an attorney just in case.

This will depend on local laws. You may want to ask a lawyer about this. You could also ask the law enforcement agency that busted them what their attitude on this is. It may be that all you need to do is clean up the mess they left behind, write up a tighter lease agreement stating that your tennants releive you of all responsibility if they commit illegal acts in the rental unit; and a stipulation that the commission of any felony act in or on the rental property is grounds for immediate eviction. This will give you some leverage in court, should it come to that.

Inasmuch as I am not in the legal profession, I highly recommend you consult a legal professional.

More than likely since you had no prior knowledge of it you are not going to be held accountable. If I were you I would evict them though because if you continue to let them stay and they are busted again you are setting yourself up to potentially lose your property.

Unless they can demonstrate that you knew, or should have known, your are not responsible. If you pay the electric bill, they could argue that you should have known they were using excessive amounts. The same logic applies to ANY landlord.

if you had no knowledge and that is true,.....i don't think you have any thing to worry about,.....but if i were you i would talk to a lawyer about it, just to make sure,.....
