i was looking through homes in fortworth, and houston texas, and i found out that there houses average price is like 125K. I even saw some huge house that are like 14,000 sq only 165K. Why does texas have really cheap houses?

As has been stated above Texas is not in demand..... That is of course why Sea World built here...and why there is a planned Disney theme park to be constructed between San Antonio and Houston. And of course no one is moving here, though San Antonio has grown from 11th largest to 7th largest city in the US in the past decade. At the same time those highly sought after places like Michigan and California are having rampant forclosures. The Fort Worth Area is also rapidly growing.

Part of the low price is the availablitiy of large ranch lands, which makes land available at much less per acre. Also at this time the cost of living is much more moderate so that my 3000 sq ft home with 20 ft ceilings all tile or wood floors,4 bdrms, 3bths, 3car garage, 2 living, 2 dining and outside living spaces with jacuzzi, and 1 acre yard etc cost me about $220,000, instead of some idiot paying a million dollars or more for a 1200 sq ft 2 bdrm apt with a bath room and a partial kitchen in New York. And then they have to pay to park their car. Thanks I'll take the wide open space of Texas any day.

Incidentally, Texas is not the 50th state for education.

any surrounding city's of houston would be a wise investment. I probably shouldn't tell you since i plan on going into th business and am trying to wholesale houses, but wharton county is a great place to invest. From downtown houston it's a straight shot out and takes 45 min. That is very close, but it's country. Homes and land is cheap. Houston is growing so fast and it's spreading that way. 10 yrs ago the city of Roseburg was nothing and now it's doubled in size. Rosenburg is the halfway point to wharton and if you can hold on to a decent property and rent it ( houses go for about 50 to 100 k) then in a few years you could double your profits. Katy and spring are not bad either.

1) We have lots of land to build on that is prime real estate. Lots of supply means low land prices.
2) Our homes are built by low cost labor.
3) Prices are rising, though, mostly due to our booming economy. Either some of the first answers were filled out by kids without jobs, or your lack of skills has left you at the base of the job pyramid. There are high paying jobs galore for anyone with a decent education (read, college degree) and minimal job skills.

Also, someone must have made a typo, because there's no way in hell a 14,000 square foot home goes for $165k. You might find 1400 or 2000 square feet in a decent neighborhood for that much but not 14,000.

I doubt you can find a 14,000 sq ft house any place for $165,000. 1400 sq ft maybe. Texas is a more reasonable place to live than some other states. It has to do with the cost of living in the area.

Kate is wrong about a few things... one neither of the answers above hers said anything derogatory about the state of Texas. As a matter of fact, I am a native Texan and probably know more about Houston than she does.

Remember your geography. We are the second largest state. Contrary to what other people wrote, this is a very desirable state to live in. There are an abundance of high paying jobs. Our housing is not that expensive because we have REAL land here to build on. We don't customarily live in high-rise buildings that are meant for office space, not to warehouse people. You can actually be lower to upper middle class here, and still afford to OWN an actual house, not an apartment, or multi-family dwelling. More people should educate themselves and realize a little good a long way here. Vacation in California. Grow up here.

Wow, everyone is completely wrong about Houston. The housing market has gone up and now the homes in Houston (please do not confuse Houston with the suburbs where people move to to escape the expensive neighborhoods in HOUSTON), have prices that are almost double the amount from years before. With the addition of new neighborhoods and the rejuvenation of the cities neighborhoods, a house within the Houston city limits run high. Also, everywhere besides the northeast is less expensive because of the cost of living there. Now jobs are paying more and more.
Before referring to Fort Worth or Houston, please check your facts and don't listen to the people above. Thanks for the question because at least you are trying to find out more about Texas besides what you hear from people who simply hate the state.

Houston is basically a swamp and not among the highest quality of places to live in America.

The cost of living is lower there.
People don't have high paying jobs. Some of those towns don't even have jobs of certain industries.

because remember this, when it comes to homes, its the state and the location that gives them value, and texas isnt a great place to live, like california, texas doesnt have anything but crappy weather, its hot, or floods amongst other problems
