You could just be very good at reading people and identifying patterns you see in daily life.
So people are very intuitive toward others. By paying attention to the way they stand , how they dress, the way they talk and walk ,all have some small meaning. You could be naturally good and at picking up on people's personas and it creates the sensation that you know what they are thinking.
People that can identify patterns in situations are often times very good at anticipating what is going to happen next. Your mind could naturally be geared to finding patterns in daily life which makes you very good at predicting what is going to happen next. You probably do this even on an unconscious basis which is way you may have dreams about things that seem to come true. The are many interesting studies both scientific, spiritual, and combinations of the two that deal with the situations that you describe.
As far as the spirit talking go. I would need more information about what is actually happening.
As far as advise, I would say you are pretty Lucky. If you develop your ability to read people and situation you will find it extremely useful and marketable.

Make sure you have enough smoke and mirrors. Those items are needed to contact the dead. And remember, ghosts can not hurt you. Anything that looks somewhat transparent can't touch you, except sexually, even though they can moan out loud and move non sentients around the house.

the more you pay attention to them the worse it will get,never mention it .people will act like they understand.then they will cut you to shreds behind your back.unless you can get it on film.they don't understand what they cant see.if you cant prove it don't mention it.digital cams pick them up best.take lots of shots when they are around.if you cant ignore them that is.
