Well, what kind of business is it?

If you are on a major road, you can get statistics as to the usage of the road. like 20,000 cars per day....So you can compare the traffic at various locations.

If you know who your target customers are, like for example, women aged 25 to 35, then you can buy demographic info to tell you what part of town that they live in.

You have to research your competition. Where are they located?

Do people come to your location based on your sign? or based on yellow page ad? or based on word of mouth? or how will they learn about you?

There's no point in getting a premium location if you are going to travel to the customers. Or if you have the only service of its kind in town.

The experts are the WORST, go talk to the local folks of the area which lived there for many years - 30 years plus.

Everything is just ROCKET science.
