If I have another renter (tenant B) who is moving in the day they are scheduled to leave, and tenant A refuses to leave, what rights do I have as a landlord to remove them? What if tenants A rented vacation home for six weeks and don't have funds to leave? Thank you.

the technique in Texas is this: a million. landlord data eviction (must be for non-fee of lease) and is in many cases given a court docket date in the subsequent week to 2 weeks. 2. landlord looks in court docket, if all is going nicely the choose promises the judgment to the owner and tenant has been evicted. 3. landlord then supplies the tenant a three day observe to vacate. 4. if the tenant does not vacate the premises in the three days, the owner then has to record a writ of possession with a similar county court docket that granted the judgment for the evictions. 5. there is yet another court docket date set and if all is going nicely the choose returned regulations in prefer of the owner. 6. the owner calls the constable that works with county court docket and units up a time that he or she is on the industry for the writ, an officer of the regulation must be present the finished time. they do no longer do something, purely make sure that issues are not getting out of hand. 7. whilst the date is set, the constable will pass to the homestead and submit a great orange decal on the door, stating that the tenants now have 24 hours to vacate the premises. 8. on the appointed time, the owner, with a great form of help from her artwork stress is going to the homestead and bodily strikes the assets of the tenant out of the homestead and places them in rubbish bags and places them on the decrease. now and returned all and sundry is arranged for this and have began packing themselves, in many cases they have packed no longer damn component and all of their crap must be packed and moved out. i do no longer understand what the technique is in Pennsylvania, even though it can not be too distinctive.

You must file eviction through the courts. There is no other way. Expect it to take between 25 and 45 days in most locations.

THE LAWS ARE DIFFERENT IN ALL STATES, IF YOU HAD LEFT A STATE IT MAY BE EASIER TO ANSWER THIS QUESTION. BUT HERE IN MAINE YOU STILL HAVE TO GO THROUGH THE EVICTION PROCESS WHICH CAN BE PLAYED TO THE FULLEST AND THEY CAN GET ANOTHER COUPLE MONTHS WITHOUT ACTUALLY BEING ESCORTED OUT BY THE AUTHORITIES.
