I got interested in some new homes in Sunnyvale on Tasman, but then I noticed there are quite a few large mobile home complexes around the area. I drove around the area, day time as well as night time, the area seems to be very peaceful. But friends are telling me the numerous mobile home parks around the area could be a major negative factor. so Questions being:

1. Does mobile homes really de-value the homes around it? Especially when there are so many around you.
2. These mobile homes around Tasman seems to be very big and peaceful. Is there something that I am not seeing?

I wouldn't worry about it. I know the area. Property prices around here are so high, a few mobile homes won't make much of a difference.

Besides which, if there is a negative effect on property values, you are buying into that and getting the discount when buying it. Otherwise maybe you couldn't afford the property to begin with. Now if the mobile homes came in after you bought, then that might be cause for concern.

Lastly, I doubt those mobile homes will be there in 20 years. Property is becoming so valuable, those people will get kicked out eventually, and the land turned into high density housing.

It's like those idiots that live near Reid-Hillview airport who complain every few years that the airport is a hazard to the neighborhoods. That's right folks. It was there and a hazard before any of those homes were built and before you moved in. That's why you got the good prices to begin with. So shut up and live with it.
